Solution

Developed a robust PMS using Laravel, Livewire for dynamic management dashboards, and Spatie Media Library for document management. Implemented modules for tenant and lease management, automated rent collection with payment gateway integration (Stripe), maintenance workflow, and financial reporting. Spatie Permission ensures secure access for various user roles.

Architecture

Modular architecture with Tenant & Lease Management, Rent Collection & Accounting, Maintenance Management, Document Management, and Reporting & Analytics. Uses queued jobs for sending rent reminders and processing recurring charges. WebSockets facilitate real-time communication for maintenance requests and status updates. Integrates with accounting systems for financial reconciliation.

Performance Optimizations

Implemented Redis for caching frequently accessed tenant and property data to improve dashboard performance, optimized database queries for lease tracking and financial reconciliation, utilized Laravel Horizon for scalable processing of recurring rent charges and maintenance notifications, and employed image and document optimization for uploaded lease agreements and property photos.
